Services available for landlords and our fees
arins property services offer a complete range of services to help you ensure you get the right tenants at the right time. Our focus is to ensure your investment remains an investment at all times and continues to provide an income for you.
At arins we offer three levels of service, please read below to find out more.
Tenant finding service – 50% of the first month’s rent (min £420 (Inc. VAT))
Within this service we will market your property, conduct viewings, and vet prospective tenants. We will prepare your tenancy agreement, and, if required, a full inventory service. We will collect the first month's rent and credit it to your account, less our agreed fee. However, you will be responsible for managing the tenancy.
Rent collection service – 9% of the monthly rent (Inc. VAT)
Within this service all of the tenant finding service will apply, and you will benefit from the rent being collected on a monthly basis and will credit your account, less our agreed monthly fee. If the rent is not paid, we will chase the rent on your behalf and we will keep you full updated. However, you will still be responsible for all maintenances issues.
Full management service – 11% of the monthly rent (Inc. VAT)
Within this service all the benefits from the rent collection and tenant find service will apply, in addition we will prepare the property for occupation, which includes professional cleaning, full inventory report and deal with any maintenance issues. Once the tenant has moved in we will conduct periodic inspections, send detailed inspection reports which will be accompanied with photos, oversee any necessary repairs and provide competitive quotes from our approved contractors. We only provide rent protection insurance on our full management service.

- Energy Performance Certification Fee: £120 (Inc. VAT)
- Gas Safety Certification Fee: £90 (Inc. VAT)
- Legionella Risk Assessments: £174 (Inc. VAT)
- Tenancy set up: £240 (Inc. VAT)
- Amendment of Tenancy (During tenancy): £60 (Inc. VAT)
- Withdrawal from Tenancy: £420 (Inc. VAT)
- Electrical Safety Certification Fee: £90 (Inc. VAT)
- Electrical inspection condition report (EICR): £510 (Inc. VAT)
- For the preparation of a tenancy renewal/extension agreement: £60 (Inc. VAT)
- Non-resident Landlord Accounting Fee £100 (Inc. VAT)
- Non-exempt Overseas Landlord Tax Administration: £120 (Inc. VAT) per year
Inventory fees for Unfurnished/Furnished/ check out including inventory update:
- Studio £115/145/145 (Inc. VAT)
- 1 bed £115/145/145 (Inc. VAT)
- 2 bed £125/£175/175 (Inc. VAT)
- 3 bed £145/£195/195 (Inc. VAT)
- 4 bed £165/£205/205 (Inc. VAT)
- 5 bed POA/POA/ POA
We carefully select all of our tenants and are continually updating our register, all of whom are thoroughly referenced and credit checked.
We do offer a range of competitively priced insurance schemes, all are designed for our landlords to provide extra security and peace of mind.
