Market Appraisals

We will arrange a visit to the property to give you a free market appraisal and an indication of what rent you can achieve. Our extensive knowledge of the local rental market means we will have a good idea of the ideal tenant for the property. We offer two levels of service, Rent Collection and Full Management.

Bespoke Marketing Strategy

We will ensure that your property is marketed with professional photographs and floor plans to show it at its best to attract the best tenants. We have a database of qualified tenants which we will contact at the same time marketing the property on our website, all the main portals and across social media to create maximum interest.

Meeting Legal Requirements

We can also advise you of all the requirements a landlord has to meet when letting a property.

01.

Rent Collection Service
10% of the monthly rent

You will benefit from the rent being collected on a monthly basis and will credit your account, less our agreed monthly fee. If the rent is not paid, we will chase the rent on your behalf and we will keep you full updated. However, you will still be responsible for all maintenance issues.

02.

Full Management Service
12% of the monthly rent

Within this service all the benefits from the rent collection service will apply. In addition we will prepare the property for occupation, which includes professional cleaning, full inventory report and deal with any maintenance issues. Once the tenant has moved in we will conduct periodic inspections, send detailed inspection reports which will be accompanied with photos, oversee any necessary repairs and provide competitive quotes from our approved contractors. We only provide rent protection on our full management service.

  • Energy Performance Certification Fee: £120 (Inc. VAT)
  • Gas Safety Certification Fee: £90 (Inc. VAT)
  • Legionella Risk Assessments: £174 (Inc. VAT)
  • Tenancy set up: £240 (Inc. VAT)
  • Amendment of Tenancy (During tenancy): £60 (Inc. VAT)
  • Withdrawal from Tenancy: £420 (Inc. VAT)
  • Electrical inspection condition report (EICR): £202.80 (Inc. VAT)
  • For the preparation of a tenancy renewal/extension agreement: £60 (Inc. VAT)
  • Non-resident Landlord Accounting Fee £100 (Inc. VAT)
  • Non-exempt Overseas Landlord Tax Administration: £120 (Inc. VAT) per year

Inventory fees for Unfurnished/Part Furnished/Furnished

  • Studio £110/£120/£130 (Inc. VAT)
  • 1 bed £120/£135/£150 (Inc. VAT)
  • 2 bed £150/£165/£180 (Inc. VAT)
  • 3 bed £180/£195/£215 (Inc. VAT)
  • 4 bed £200/£235/£270 (Inc. VAT) 
  • 5 bed £240/£270/£305 (Inc. VAT)
