A recent survey by Uswitch of over 2,000 tenants has identified security as the most desirable feature of a property. Almost two in three or 60% wanted secure doors and windows, an alarm system or video door entry in their property. A garden or private outdoor space such as a patio or balcony also ranked highly with 46% of respondents across age groups. These will have to be maintained either by the tenant or an outside contractor and factored into the rent. Proximity to a park is also key to tenants especially those with families.

 

Precious pets

Four in 10 tenants are looking for a property that accepts pets and has become an important part of the decision-making process. Landlords should include a clause in the tenancy agreement that the property must be professionally cleaned at the end of the tenancy. Some ask for a bigger deposit to cover any damage.

 

Energy efficiency

As energy costs have risen, tenants are on the lookout for more energy efficient properties with a third looking for double glazing and newer washing machines and dishwashers with higher energy credentials and lower bills. Storage scored highly with 40% of tenants saying it was important, especially so for long term renters, with access to cellars or lofts a bonus.

 

Furnished or unfurnished

Half of renters choose unfurnished properties with many older renters having their own furniture. However younger renters aged 18-24 prefer furnished accommodation according to the survey, although it can be more expensive. Overall there is higher demand for unfurnished homes, and this could be more attractive to tenants.
