Zoopla has identified the lack of any major over-valuation of UK housing, thanks to mortgage regulation, as one of the reasons why the market is in much better shape to weather the economic challenges than in previous years. However, higher borrowing costs could see activity levels slow later in the year.

For now we are seeing high levels of demand from all buyers and tenants. First-time buyers are still purchasing property with many relying on the bank of mum and dad or grandparents to help fund their all-important deposit. Families are still moving up the ladder, often also in search of the many good schools in our area. And, at the other end of the property ladder, downsizers are seeing the merits of selling up to save on running costs and put future-proofing into play.
